How Much of a Normal Sale Actually Reaches You?

Sellers are often surprised by how much of a sale price never reaches them. In a traditional listing, the agent commission comes off the top. Then come the seller's closing costs, along with whatever credits the buyer negotiated after the inspection. By the time the closing attorney finishes the settlement statement, the number on the listing can look very different from the one that lands in your account.

When you sell to us, the picture is simpler. Nobody is listing the house, so there is no commission. And we cover the normal closing costs, including the typical seller closing fees that would otherwise come out of your proceeds. What you still pay off at closing is what you already owe: any mortgage, liens or back taxes, which the attorney settles from the sale proceeds.

That makes our offer easier to compare. You can set it against a listing price and see the difference clearly, without guessing what will be taken out later. We will walk through how the closing works on the phone, and your own attorney is always welcome to review the numbers before you sign anything.

What Covered Closing Costs Means for You

Here are the charges that never touch your side of the ledger.

  • No agent commission

Nobody lists the house, which means no commission ever comes out of the sale.

  • Normal closing costs on us

The usual closing costs are paid on the buyer's side, which is our side.

  • No typical seller fees

The fees sellers usually pay at closing are covered as part of the deal.

  • Nothing credited back

Since the house sells in its present state, no inspector's list turns into a credit you owe.

  • A free appraisal once paperwork is authorized

When you have authorized the paperwork, the appraisal is free to you as well.

How the Money Moves at Closing

  1. Agree on the cash price

You accept a no-obligation offer only if the number makes sense to you.

  2. The attorney settles the payoffs

A Connecticut closing attorney uses the sale money to settle whatever mortgage, lien or tax balance is still on the house.

  3. You receive the balance

Since we carry the ordinary closing bills and no commission exists, the remainder is entirely yours.
